Byron Bay investor developer Adam Garrisson lists Belongil beachfront for $22m+

Byron Bay investor and developer Adam Garrisson has listed a Belongil Beach block facing the ocean, just days after new one a few doors along was going up up for sale.

The 2000 sqm absolute beachfront land with 40m frontage at 6 Border St, Belongil has a price guide of more than $22m via The Agency’s Steven Chen and Megan Barron with co-agent Jeremy Bennett of Byron Bay Property Sales.

It offers a huge stretch of green grass leading down to the sand and there are north-easterly views to Cape Byron Lighthouse.

Says Chen: “This is one of the most prized parcels of blue-ribbon beachfront land in the area — when you stand on the site and have the chance to see and hear the Pacific Ocean, its truly breathtaking.”

Bennett concurs: “This is the last legacy property of its kind and size left in Byron and it’s rare to find such an untouched accessible parcel of beachfront land with 40m of ocean frontage.”

While certainly rare to have 40m frontage, it’s understood to be a complete coincidence that a similar beachfront property nearby is also going up for sale with a $45m guide via agent Kim Jones.

Though as Bennett says, that property is a “completely different proposition” since that comes with six cottages, popular holiday lettings.

The Garrison property currently has a contemporary “pod home” on the land but has DA-approved plans to build an iconic five-bedroom house by architect Nik Karalis.

The design incorporates an extensive health and fitness wing, with a stunning designer swimming pool.

Adds Chen: “The block is completely level and has uninterrupted panoramic views & there is no doubt this will be a highly desirable estate.”

Records show the Garrison property was bought a decade ago for $2.25m.

When asked if he thought the nearby property could fetch $45m, Bennett said: “That’s a beautiful property as well and it’s a big number.

“But who knows?

“I don’t have a crystal ball — if you’d said some of these numbers, say, five years ago, people would have been a little surprised, definitely.”

Garrisson is not moving far.

Rumour has it he has his foot on another property in the area — he and some mates recently purchased the old Byron Motor Lodge and is about to re-open it as a hotel, plus he has several other Byron projects on the go as well.

The Garrison property is right next door to the beachfront owned by McGrath drector Shane Smollen, who has built a $10m home there.

While agents say demand for top-end property has never been stronger in Byron, lower priced property has been struggling with PropTrack showing median house prices are down 12.3 per cent at $2,702,500 for the year to April.
